Looking for Creative, Long-Term Lease Ideas for My Single-Family Home

Hi everyone,

I have a single-story, 4-bed / 2-bath home in Sacramento that’s currently rented to a family. The rent is below market, and I’ve had ongoing issues with the tenant.

I’m thinking about leasing it out for a different type of use — something more stable, long-term, and low-maintenance. Ideally, I’d like a tenant or business that takes care of the property and handles its own maintenance, while I just receive rent under a multi-year lease.

I’m not looking for short-term or mid-term rentals.
I’m more interested in creative or semi-commercial uses that can legally operate out of a residential property.

What kinds of businesses, organizations, or lease setups have you seen work well for a property like this?
Would love to hear any real examples, ideas, or experiences from others who’ve done something similar.

@Suhaib Rehman We're a PMC in Metro Detroit, managing almost 700 doors, in business for 20+ years.

So, we may know a thing or two about your query.

We get maybe 1-2 inquiries a year that meet what you're looking for. 

Most from Hosts that want to rent and then STR one of the properties we manage or from someone who wants to use it as a halfway house for recovering addicts or for home healthcare use.

So, if these opportunities existed in relative abundance - we'd probably know about it as they're smartest move would be to contact Property Management Companies for supply.

Recommend you do a better job of managing your property, better screening and charging market rent, or hire a PMC to do so.
