For Those Doing Multiple Projects—How Do You Manage Your Capital Flow?

I’m hearing different strategies for handling overlapping deals.

Do you stagger projects, mix lenders, or structure timing differently?

@Melinda Eilts it really depends on your situation.

I know a lot of local people go to many different banks, commercial mortgage brokers & private/HML's in order to keep their deal flows consistently moving & utilizing the BRRRR strategy. Having relationships at multiple banks or lenders can allow you to always have access to money, whether it is guidance lines, pre-approvals, Lines of credit, etc.

I personally like managing 1 deal at a time, but can handle multiple as long as systems are in place for keeping everything separate, staying on top of bookkeeping & ensuring have plenty of funds to complete both projects. Ensuring contractors are good to go is also a big deal too. Staggering can help, but I'd always try to avoid robbing Peter to pay Paul.

My flipping business has managed 5-10 projects at a time, and we track everything post-purchase in QuickBooks Online. - Classes allow for separate P&Ls for each property. - Products & Services enable us to track each phase of the rehab. - Projects give us visibility into our total spend- My CPA can easily access the tax preparation reports.

In my opinion, mastering bookkeeping and project management is key to getting past one deal at a time.
