Looking to Connect with Investors in Cleveland

I'm spending more time studying the Cleveland market and would love to connect with investors who are actively buying in the area. Curious to hear what strategies people are focusing on right now flips, rentals, BRRRR, etc.

Also interested in learning which neighborhoods investors are seeing the most opportunity in. Always open to connecting and exchanging insights with other investors working in the Cleveland market.

 If you are going to buy in cleveland @Bismark Appau then I recommend buying turnkey duplex dealss. You can find them in B- or C+ locations for $140k to $150k off-market. You can use a 15% down DSCR lender, work seller credits, and rent pro-rations/security deposits to lower your downpayment.

That is how you build some easy cashflow. Make sure property has a good PM and mechanicals are semi-updated.

BRRRR/flips are tough there if you don't have the experience. That is how i recommend starting off.

    If you're looking in Cleveland, I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre. The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.

    I like the west side of Cleveland. Look into neighborhoods like Jefferson, West Boulevard, Cudell, Clark Fulton, Brooklyn Center, Old Brooklyn, and Garfield Heights.

    I suggest working with an investor friendly agent so you can get the right guidance!

    Great choice digging into the area. I’m both an investor and a local in the area, and there’s still a solid opportunity depending on your strategy. Some investors are focusing on buy-and-hold rentals for cash flow, while others are doing BRRRR or light value-add flips where the numbers make sense. Neighborhood selection and buying right are the biggest factors right now. The good thing about the Midwest is that the price-to-rent ratios still attract a lot of out-of-state investors compared to many other markets. Definitely a great place to be studying if you’re looking to build a portfolio.

      Appreciate the insight. That’s exactly what I’ve been noticing while studying the market. The rent-to-price ratios in Cleveland seem to create opportunities for both long-term buy-and-hold and value-add strategies if the deal is bought right.

      Right now I’m mainly focused on identifying distressed or value-add properties that would make sense for investors. Always open to connecting with others active in the area and learning from people who know the market well.
