Anyone actively buying in Jackson, MS right now?

Curious where investors are focusing right now for rentals. I’ve been watching Jackson, MS and seeing some movement in certain areas.

Is anyone actively buying there right now or seeing consistent opportunities?

Jackson can still produce deals, but it’s very market- and block-specific right now, so most investors I know there are being very selective rather than broadly buying. The consistent opportunities usually come from tight local relationships or off-market sourcing, where you can really underwrite condition, insurance, and management risk properly. That’s also why some investors end up comparing it to Midwest markets, where pricing is more transparent, and it’s often easier to find undervalued deals with more predictable rental demand in the right neighborhoods. The main theme right now everywhere is discipline on entry price and expenses, not just chasing movement in a market.


only place i would recommend buyers for jackson is East of 55 and North of lakeland blvd.. or Madison Rankin or parts of Pearl.

    I just received a portfolio of about 20 non-performing mortgages in Jackson. That would be foreclosures. If anyone was interested or considering wanting to partner, we could bring in the funds but need local boots on the ground to renovate the properties.

      Chris make sure you run that list by me before you do anything. I spent 6 years lending in that market and know it street by street. Uber Caution is required its not like many other markets.. U get in the wrong area of town and your toast.

       These are not in a good area I can already tell by what they paid. The seller is in my mind asking unreasonable price on the NPLs because borrower has a PG on it and is like "you can still collect what you are owed... Yeh, maybe but with a ton of work to get there which I am not going to pay you for my effort....

      Chris all those or most all are south Jackson.. could be a few good ones.. but its a failed landlord so you can imagine.. back in the day when I started lending there in 04 my clients were doing retail flps.. then turn key got going and everyone wanted section 8 and then even worse Katrina flooded in New Oreleans finest as sojac was first stop off of 55.
