Anyone actively buying in Jackson, MS right now?

Curious where investors are focusing right now for rentals. I’ve been watching Jackson, MS and seeing some movement in certain areas.

Is anyone actively buying there right now or seeing consistent opportunities?

Jackson can still produce deals, but it’s very market- and block-specific right now, so most investors I know there are being very selective rather than broadly buying. The consistent opportunities usually come from tight local relationships or off-market sourcing, where you can really underwrite condition, insurance, and management risk properly. That’s also why some investors end up comparing it to Midwest markets, where pricing is more transparent, and it’s often easier to find undervalued deals with more predictable rental demand in the right neighborhoods. The main theme right now everywhere is discipline on entry price and expenses, not just chasing movement in a market.


only place i would recommend buyers for jackson is East of 55 and North of lakeland blvd.. or Madison Rankin or parts of Pearl.
