@Jalen Wilson Welcome! 2027 gives you a great runway. Start running numbers on Mobile listings now, even ones you'd never buy, so you know the market cold by the time you land. And when you meet agents, ask what they own. You'll find the investor-minded ones fast. Good luck with the move!

Smart to start this a year out. When you talk to Mobile agents, a few quick filters...
Ask what they own.
Ask how many investor purchases they closed in the last 12 months. Then have them pull leased comps (not asking rents) on a property you pick.
A good investor agent should also be able to hand you a lender, inspector, PM and a couple of contractors they’ve actually closed deals with.
Also ask how they handle the insurance side. On the coast, wind and flood coverage can swing a deal more than the price does, so get quotes before you write offers.
I’m in Atlanta, not Mobile, but I’m happy to ask around my network for a referral if that helps.
