Over the last year, I've been saving up money for my first deal, and have yet to do one. When I first started on the site I felt that I had nothing to offer, yet. After reading the forums and listening to almost every podcast, I started posting and answering people's questions both about my market, and based on other people's experience. Because of this, and posting over 500 times now, I've had dozens of people reach out to me, to ask if I'm interested in deals, on 10+ email lists for meetups, and potential partnerships. And I've met a bunch of people already through the site. All of a sudden, deals start coming to you once you have those relationships. Even if you're a newbie, learn and post in the forums and the relationships will start blossoming, which turns into deals, which turns into profits. Jump in and do it.
Yes, you made some excellent points and I can attest to the fact that because of my interactions on the site, there have been a lot of "sidebar" communications with fellow BPers as you have alluded to.
So, the bottom line is that the community thrives on these interactions and the more participations there are, then, the more vibrant the community becomes.
Almost everyone is afraid of public speaking and online interaction is no different and often invokes fear. But, after you have done the first speech/post and remain standing, then the fear is gone and you are emboldened to do others.
Good luck on your REI journey and you will be ready for that 1st purchase in 2016!
@Vincent CraneI want to thank and congratulate you on your leadership. Your post has been so inspirational to the new and not so new!
When you get the great @Dawn Anastasi, @Joel Owens and other vastly knowledgeable and experienced folks to endorse your post, that is awesome! However even more awesome is the fact that through your leadership, you've brought 24 newbies with 10 or fewer posts out from the anonymous readership ranks and into the ranks of posters. Thank you for letting everyone know their voice counts. Newbies may not have REI experience but they have so much to offer even in the form of newbie questions. I wonder how many other 10 and fewer posters will come out and say hello because of you?
I really enjoyed reading your post. I have just begun my path down a new and exciting adventure in REI. The podcasts and webinars that I have been listening to are all so encouraging and loaded with a wealth of information. As I began educating myself, creating these relationships was a big concern for me, but your post does set my mind at ease for I am in the Atlanta market as well. Thanks for the encouragement and best wishes on your endeavor!

I couldn't agree more. I don't have nearly the number of posts as you, but I've already started developing some great relationships and have discussed a handful of deals with members of BP (Closing one next week!)
Nicely done. Its amazing how things just eventually click like that over time.
And thats kind of the sign that you're ready to start doing deals. Its funny that you have 500+ posts and hadn't even done any deals yet. But I can relate a little. I used to listen to a bunch of podcasts when I first started, and at some point you just reach a place where you know what the answer is before they give it.
And thats kind of the point where you tell yourself that your ready and its time to start jumping into it.
Its always good to have people feeding BP though. The more opinions that come in the more we all get to learn. :-)
I couldn't agree more with this. I've spent the last 6 month educating myself. I've listened to every BP podcast ready the books...and I was just out with my realtor today looking at another rental property...and I haven't been out since before November and he can see the difference in what I know and how prepared I am to move forward.
Encouraging post @Vincent Crane. I posted my first question a few days ago and was amazed at the number of persons so willing to offer advice. I love this community!

I have people message me about deals or want to partner up on mine that have no posts at all. It's a big red flag. Not one. If you have at least one, your this is me introducing myself then you're good. And you want me to think you've done tons of deals but not once posted them in the market place.
Thank you for this encouraging post. I am new here and looking forward to meeting people and learning all I can. Can't wait to buy my first investment property.
As an update, after saving up for 10 months, I found a partnership and got started. They're more experienced and have a system in wholesaling that works. So we split the profit 50/50. I pay for the mail, and he does the work, analyzing the deal, making the offer, and finding the end buyer. Anyone can do this, save up some money, and partner with a successful wholesaler and help fund their mail, and then split the profits. The best thing is, find someone that's already doing what you want to do, and learn from them, and offer whatever you can, whether it's work, or money.
Thank you for encouraging words @Vincent Crane. I'm new to the BP family but I'm looking forward to building partnerships and networking with experienced wholesaler. Of course eventually moving to fix/flip homes. I'm currently located in Las Vegas, NV. If I can be of any assistance to the wholesalers please don't hesitate to contact me.
