To Have A Home Warranty Or Not? The Debate

Do you have a home warranty on your property?  If so, what kind, how much did it cost, and what does it cover?

Also, at what point does it not make sense to have home warranties on your properties anymore?  Do you measure that by how many years of coverage without incident, by the number of doors (properties) you have, or some other way?

I would love to start the conversation.

I had one the first year on the house bought and lived and then turned it into a rental.  Due to it being an older house they excluded everything under the sun so it was worthless.  I wont get another one or recommend them.  I have heard people have good luck with them but not me.
