VA Home Loan for Rentals .... Any Advice is warmly welcomed.

Hi Everyone, 

Thank you for any advice and insight you may provide on this. I thoroughly appreciate it. 

My Fiancee has a VA Home Loan opportunity that we can use. I have done a little research into our ability to utilize this home loan towards a rental property (our goal is a 4-plex). The research I have found says that the VA home loan cannot be used for investment nor income properties. However, if the owners occupy at least 1 unit then the loan can be put towards a 4-plex or smaller.

I would love to leverage this loan, especially with it being 0% down.
