Telling a selling you want to make the contract assignable

I was curious as how everyone tells a seller they want to make the contract assignable? What verbiage do you use to the seller?

I have had a little bit of an issue getting sellers to agree with this.

    The easiest way to accomplish this is to include language such that, notwithstanding any assignment, the original buyer will not be released and remains personally responsible for the contract obligation.

    The seller therefore would have nothing to lose by agreeing to an assignabilty provision.
