What is your favorite thing about Real Estate?

I am curious what everyone considers to be the best aspect of investig in real estate. There are so many different strategies, benefits, and learning opportunities, I just wonder what you think. I'll start and hope that we can keep the thread going for a while.

My favorite aspect of investing is how it teaches you to think differently about money. For most people, including many RE investors, they have a regular job and put in 40+ hours/week. When you get involved with the RE business, it becomes clear (when done correctly) that money becomes easier to earn. Many people think that large amounts of money (5k, 10, 20k) are out of reach and take a long time to earn, but doing one solid deal can create these amounts, often times more. It's eye opening to see you first big check, especially when you're use to working in different ways to get it!

Who's next?

For me, it's the profit.

When they start jumping in it might be time to lighten the portfolio.

I love buying properties and taking real estate messes and making homes. My wife loves depositing the monthly rent checks :)

For me, it is coming into the business knowing absolutely nothing and then finally starting to see the hard work pay off.

I love the idea that with every reinvestment of funds, Im basically giving myself a raise. Brick by brick, house by house, I really love and try to embrace the working at it every day and every now and then looking back to see all that I have accomplished. Im building something that should be able to withstand just about anything and its something that will out live me and hopefully afford my family all the opportunities they have dreamt of.

My father was a very successful and had a very prestegious job for many years. It eventually became who he was and it came at a very steep price (mainly family time). RE investing allows me to live the life I want to live and not have to lie awake at night wondering what will happen if I get canned at work.

Its like a big game for me. Its not really about the money for me (even though it sure is nice).

I agree with several posts already.

I like all the different ways and challenges to turn a profit. Finding vacant land and putting an awesome house on it. Taking a junky house and properly fixing it up and selling it to a thankful buyer. I enjoy showing homes to first time buyers and handing over the keys to those buyers and watch their live's start!

We do a lot of real estate development, planning a project from the ground up, and are now doing a few rehabs to fix and sell. It's always fun changing the landscape of an area, and knowing those buildings will be there for generations. Sometimes it will be a project that sparks renewal, or begins new use for properties in an area. The design phase is always exciting, imagining what will be. Plus we get to meet such a variety of people. LOVE it!

My favorite thing about Real Estate is that your money is made from leveraging your brain and that no 2 deals are exactly the same therefore you are constantly learning something new.

I have to also agree with "the hunt". Finding a piece of ground and imagining what can be there....and, finding a deal that everyone else missed is always fun.

I love the fact that I get to allocate the 24 hours of each day to whatever I desire. I don’t have to answer to anyone but myself.

Another thing I love about this particular time in real estate is that we are entering the most perfect time for real estate in our history. I am now focusing on buying up as many properties as humanly possible.

We are at rock bottom prices right now! I can’t wait to ride this next real estate cycle all the way to the top.

These are all great posts, good answers. I agree with what others are saying, especially those who see real estate investing as a game. I especially agree with that idea!

My favorite part is finding great deals and negotiating liens and doing something not many people are good at.

Doing what people think can't be done and running against the herd.

I like that every day is different.I get bored with mundane things and like to be challenged.

Of course I am in it for the profit but I get a sense of satisfaction when I buy an old broken down property fix it up and rent it to people who truly will love thier new home. Yes I have had horror stories with some tenants but for the most part I like the poeple who rent from me and am glad to make thier life a little better by providing a quality home.

We seem to be kindred spirits. My favorite part of real estate investing is the hunt. Finding potential properties, reviewing them, visioning what can be, digging through the financials and digging through county and third party records.

Ugly houses are great, large lots are exciting and the opportunity to make better use of a property is very exciting. There is a world of potential that can be found, but often times it is like a needle in the haystack.

When I have closed on a deal it is inspiring to see the changes as they take place. I love to watch a property morph from a once was to a what is. Sometimes this process can take quite a bit of time but that is okay because the properties are always purchased to pencil based on the way they are at the time of purchase. I don't buy potential, I love looking for it and bringing it to fruition.

Wow, where to start? Certainly all of the above, particularly the hunt and the numbers, but I'd probably add that the satisfaction of finding the best team to delegate to in every particular location, meeting, identifying and verifying the pros from the mass idiots who lure investors to their financial graves, then knowing you can virtually play the numbers without ever having to set foot there again, there's just a well-oiled, smooth feeling to the whole infrastructure/mechanism you build there that's unbeatable for me. The emotional personification of true "passive income"- you still need to react to the world and make decisions, but if the team is good, it becomes pure joy to not have to think about daily routine management of a well-launched investment..

Maybe it's my project management background, but I just love that feeling of a job well done.

The Mathematics (Or as someone else on here put, the hunt)

As an investor I love hunting for the right numbers that make, what some may see as dud or dump property, seem like a pile of cash sitting neatly in a suitcase with my name over it and a chocolate mint in the middle!

And additionally watching those numbers play out after purchase

The art of the deal, the thrill of the hunt! Envisioning what can go on a vacant piece of land, and then figuring out how to build it in the most cost effective way while still maintaining quality, and design.

It's always exciting taking a piece of land, and knowing whatever we design and build on the property will change the local landscape for decades to come.

My favorite is building on spec in a highly desirable neighborhood. With good leverage ROI is particularly high. I know because I see what is happening in my market in Lower Westchester NY. House is purchased for tear down for about 1 mil. Built for $200 sf hard+soft costs with a house approximately 4,000 sf. Sale price approximately $2.5 mil. That's what is happening in my neighborhood.

I actually like the negotiating aspect, and trying to get to a win-win for both parties. I studied a lot of negotiating tactics for a while and to see them in actual usage is always fun.

Completely agree with you. I'm a CPA so I've always loved the numbers aspect of RE investing and calculating profits on different deals. It's really exhilarating. That may sound weird to some other people but I love numbers!

    Let me count the ways....

It certainly beats the 9 to 5 grind.

You can't get fired (although you can go broke!)

Every deal is different and challenging in different ways

Flexible schedule....I can work anywhere, anytime.

I meet a wide variety of interesting people with differing approaches and ideas (Bigger Pockets).

The business involves analytics as well as creativity.

I can go on and on.......

George King I agree 100%. Those are some great perks. The best part that trumps all for me would probably be the freedom aspect of working anywhere anytime.

Especially now that I'm focusing more and more on virtual wholesaling, I'm taking the book "The 4 Hour Work Week" to a whole new level.
