Wanting to invest in student housing around nearby campus. HELP.

Hello. I am new to the forum, and also very new to real estate. I live about 25 minutes away from Western Kentucky University in Bowling Green, KY. This city is growing very rapidly and as a result, so is WKU. I would like to capitalize on this and start investing in student housing by purchasing a house and renting out the various rooms individually for 3-500 per month. I am not too sure on where to get started, so I figured I would post about it here. Any helpful feedback is welcome, thanks!

@Dakota Duncan Thomas, I think there is a local REI group that meets regularly in BG. Check out events page here on BP, for more information. There's a lot of good information on BP about student rentals. The podcasts are great inspiration and informative. Good luck to you
