That’s a solid point — buying with deeper discounts definitely adds a layer of protection in this market. I’ve been seeing more investors tighten their buy boxes and focus on stronger margins too.

Cash is king. We have been in acquisition mode this year. As a company that invests in defaulted loans we have added 20+ properties to our portfolio and continue to grow it, we either sell or some hold as rentals and will continue to build. I am a big proponent of real estate over next decade, especially with a president who loves real estate. Note this is not a support or political post about other aspects of government, just real estate specifically.

I am seeing a lot of activity in smaller niches. Mainly manufactured housing, conversions, ground-up construction and very targeted flips and BRRRRs.

The most successful investors in this market are hyper-focusing on niches or markets and being ultra conservative.
