In need of 2nd mortgage from private lender

I’m in need of a loan to complete a current rehab of a property I own and occupy. It has a small mortgage left, over 100k in equity. I cannot qualify for traditional or unconventional financing at this moment. I need an individual investor to carry a two balloon note of 30,000. Where can I find this type of loan?
