Looking for a LTR in Toledo Ohio that will positive cash flow using conventional

Hey BiggerPockets community,

I’m actively searching for my first long-term rental investment property and looking to connect with serious agents and investors who are working with real, current deals.

I’m confident analyzing deals, underwriting, and pulling comps. I’m specifically looking for a property that is cash-flow positive from day one. My baseline assumption is a ~20% down conventional loan, but I’m open to putting more down and/or paying points if it strengthens cash flow and deal quality.

Important note on analysis:

I’m not interested in hypothetical or pro-forma-based scenarios. For example, “it’s renting at $1,100 now but could rent for $1,300” is not a fit. I’m looking for real-time analysis based on current rents, in-place leases, or well-supported, defensible comps — not best-case assumptions.

To help make the transaction smoother, if you’ve already used BiggerPockets tools/resources to analyze the deal and pulled comps, that’s a plus and will save time on the front end. I will independently verify all numbers.

What I’m targeting:

• Turnkey or very light value-add properties

• Single-family homes or duplexes

MLS or off-market opportunities are both fine

• Cash flow positive using conservative assumptions

• Strong, stable rental demand

I’m especially interested in working with agents who are actively walking properties and can provide honest insight into required repairs or renovations, if any. My preference, however, is for true turnkey properties.

I’m intentionally avoiding neighborhoods with high tenant turnover, frequent tenant issues, or instability. My focus is long-term, low-maintenance holds.

Please note: I am not currently looking for property management services or loan officers — I’m strictly focused on identifying the right property at this time.
