The title says it all. I typically file taxes myself, however, now that it's my first year with a tenant I want to get an accountant who is experienced with investment properties. Can anyone in the Massachusetts area please send me a recommendation for a CPA you use and trust? Thank you!

What's most important is that you find a real estate cpa, not necessarily someone local. It'd be a bonus if the local person also knew real estate but that may not be the case.
you also open up the pool significantly by expanding your scope beyond mass, but totally respect your choice if you choose to stay local.

You may want to also ask in local MA investor groups or REIA meetups. I've noticed the best CPA referrals usually come from other landlords, not just a Google search.

Hi Aaron, it makes sense to bring in a CPA once you’ve got a rental in the mix. Even with a single property, there are a lot of opportunities around depreciation and expense tracking, and you don't want to miss out on them or have things set up incorrectly from year one.
You’ll want someone who understands Schedule E reporting, how to properly allocate expenses, and can guide you on things like depreciation methods and future planning as you scale. That foundation becomes really important if you plan to add more properties down the line.
There are a lot of great CPAs on here answering questions like this one, and most work virtually these days, which helps if you have properties across different states.
I’d suggest interviewing a few and seeing who you connect with! Good luck and happy to connect!

@Aaron Landau, hi. Congrats on your first rental, that first year is where most tax opportunities get missed. Make sure whoever you hire understands depreciation, startup vs. repair costs, and rental-specific deductions. I work with investors nationwide, including MA—happy to help or share insights if needed.

Hi Aaron - I saw another post that you are acquiring a very old property. Old properties normally require a lot of work to be done.
You want your accountant to understand the de minimis safe harbor election and bonus depreciation. These two items will help you write off items sooner rather than later.

Hey Aaron! Welcome to the landlord club!
I actually work at a CPA firm that specializes in real estate. We'd love to help you get set up right from the start, especially with things like depreciation schedules, rental income/expense tracking, and making sure you're not leaving deductions on the table.
Feel free to DM me and I can connect you with our team. Good luck with the new tenant!
