Should landlords require tenants to provide proof of vaccination?

    This story floated around BP when it was written last September. Given where we are at with the pandemic, both scientifically and emotionally as a nation, I think enforcing a vaccination policy would be horrible for your business. It could even be deemed illegal or unconstitutional. A landlord with controversial policies makes themselves a target for litigation. All it takes is someone who wants to either "prove a point" or "make some money". I support COVID vaccination., like I support seat belts and wearing a helmet on your motorcycle. Taking scientifically proven safety measures to prolong your life is generally a good idea, but no I wouldn't mandate it.

    Landlords run into enough trouble as it is, adding additional issues is just not smart from a business standpoint.

    Seems kind of like it could be twisted into being kind of like the old "Pole Tax" thing they used to try to get away with in some areas.

    Seriously, this is it. No matter how you look at it, unless you have some health issues outlined by those with more medical knowledge than I, we have pretty much hit the endemic phase of things. If you require your tenants to provide proof of flu shot, and it is legal in your area, go for it on Covid. Otherwise, move on unless you are in one of those high risk categories and need it for you to stay alive.

    This foolishness has gone on long enough already.......a landlord would have to be a complete moron to take this route at this point in the game.....

    But there are plenty of morons out there.......

    The only possibility I could think of is if you are house hacking but that might make it difficult to find tenants if the current tenant moves out.

    @Rene G.

    Why? If you are concerned about your health, get vaccinated. Your tenants are responsible for their health choices. Also, there are hipa laws regarding asking about individuals health records. You have no right to ask them about their personal choices.

    @Rene G. I don't really see the point. All downside, no upside. Vaccination status doesn't affect the landlord, unless I am missing something?

    HIPAA has absolutely zero to do with this lol. HIPAA prevents medical professionals from giving out your information to 3rd parties. It has nothing to do with a 3rd party requiring it from an individual.

    No. Should a landlord require a Chicken Pox Vaccination? Polio? Hep A or B? How can you as a landlord control what medical decisions a person makes? Them living in a property you own doesn't mean they're gonna get you sick. Would you deny a tenant with great credit and income because they have HIV? Cancer? Lupus? Your tenant's medical condition is not your problem and the COVID vaccine does not stop people from catching COVID. Are you gonna stipulate that your tenants get a flu vaccine every year? This is one of the most senseless things I've ever heard.

    Oh yeah, Bill Gates came out and stated that the Omicron Variant did a better job at building immunity than the actual vaccine did, so there's that.

    I required my tenants to get the clot shot.  Unfortunately 10 dropped from myocarditis a week later, weird.  I’m going for the kids next month!

    This sounds like something you'd find on the onion. 

    The only reasoning I can think of around this, would be if your renting rooms with shared common space, where there may be a lot of interaction between tenants, and maybe you.

    Outside of that scenario, I just see it as excluding a percentage of the populations who's money is just as good as anyone else's. Who cares if they are vaccinated or not, particularly if you're not living under the same roof with them.

    NO. Let people make their own decisions that are right for their health. Provide housing, stay out of anything other than that.
