Turnkey Dad, Penis Dad

Turnkey Dad hates the smell of cat urine and makes no money on the buy.  Penis Dad thinks cat urine smells like money and loves a well placed penis on a wall.  I just bought this one LOL. 

Purchase $80K, repairs needed $30K, ARV $170.

    That's one of my favorite things about buying properties - when past tenants leave things (old antique furniture, tools, gas cans, sports cards). 

     Unless they left you bed bugs and flooded the house when get evicted.....then verything go to a dumpster

    I discovered a good product that neutralizes the cat pee.   To cover up the graffiti, probably take several coats of primer.  

    When investing in rentals, particularly single family rentals, you are going to get a few units returned in tough shape.  The hit is manageable because I have a portfolio.  But I'd quit if this type of behavior happened too often.  It is very important to carefully screen your tenants.

    I love these houses, they are easy to fix spray paint but looks worse
