Hello fellow BP members in the North East!I am pleased to announce that we have a very special guest attending our Meetup in Manhattan this June 17, 2014: BP Legend @Will Barnard .

Will is flying out from California just to be with us and so don't miss this event! He has experience in buy and hold, development, notes, luxury flips, and much, much more. He's been an active member on BiggerPockets for more than 6 years and has posted more than 11,000 times! He created the term many of us use "BP Nation" and actively helps out the members of BP with his knowledge and experience. We are truly honored to have him with us. Will is going to speak to the group and as usual our perk for Pro Members of BP will get some more intimate time with Will in a smaller group setting on a first come first serve basis (see below for details). If you don't know Will Barnard you should. Check out Podcast 32 here on BiggerPockets as well as Will's website http://www.barnardenterprises.com/.

We'll be back at Pranna Restaurant on June 17th this time on the second floor. Pranna is located at 79 Madison Ave (at 28th Street) in Manhattan. Just as before we'll start at 6:30 and go to at least 10pm. The Meetup is free for all members of BiggerPockets. There is no dress code. Come as you feel most comfortable to network. Again around 9pm we should have a very special announcement about our next meeting in July. This event is our first with sponsorship. Hors D'ouvres and our meeting space is being graciously provided by NorthStar Funding in Hoboken, NJ. Expect to hear a few words from our sponsor.

Even if you're brand new to BiggerPockets, a first time investor or a seasoned Pro, money lender or contractor, wholesaler or business professional, be sure to be there and meet other members and those interested in Real Estate investing from the NYC metro area (and beyond) which includes Manhattan, the Bronx, Brooklyn, Queens, Staten Island, Long Island, Westchester, Putnam and Orange County, Fairfield County CT, and Northern NJ. If you happen to live in Boston, Hartford, Springfield, Providence, Philadelphia, Baltimore, Washington D.C. you should try to make it. All members from New Jersey, New York, Connecticut, Rhode Island, Massachusetts, Maryland and Pennsylvania,it will be worth you driving in for the event.

SPACE WILL BE LIMITED! You must post that you'll be attending or there could be a chance that you might not be able to get in. If you're a Pro member of BP you'll need to RSVP to me directly for the extra time with Will. This is on a first come first serve basis! If you're not a Pro member of BiggerPockets you can do so by clicking this link. Thanks all and I look forward to seeing everyone there!

Awesome awesome awesome event tonight!! By far the best BP meet-up I've attended.

Thank You @Will Barnard for coming to New York!!! Thanks @Darren Sager & team for all your efforts in organizing the event!!

Some golden nuggets from today's show

  • NEVER ever ever ever overpay for the property
  • Having access to capital is more important than cost of capital
  • Always double-check your estimates.
  • There is risk in everything you do. Always try to mitigate risks.
  • The best way to learn is to get in the game.
  • Get a partner if you have to. Making 25% of something is better than making 100% of nothing.
  • Identifying and adapting to the changing market conditions is what really helped Will's business take-off.

Really looking forward to the July meet-up with @J Scott

A special thanks to Darren for putting this on and having me, I now have a new good friend in NY. Every person he introduced me to in which I had the opportunity to hang out with before and after the event are simply put, great people.

I was even given the opportunity for a photo opp upon arrival yesterday in NY to have my picture taken with my LA Kings gear on on enemy turf at Madison Square Gardens, as the 2014 Stanley Cup Champs, that is a once in a lifetime experience as was this great event.

Thank you @Will Barnard for taking your personal time away from your business and family to join us here in NYC. We were truly blessed by your attendance and all your contributions here on BP. You're a HUGE part of what makes this medium incredible and it's amazing to know first hand that you're as great a person in real life as your are behind everything we read and see you do. Can't say Thank You enough. I truly feel blessed to know I now have a good friend in L.A.

Thank you to all that helped in making this event happen including:

NorthStar Funding in Hoboken, NJ for providing us the space, food and flying Will out here from California. Joe Pisa, Andrew Lester, and the entire staff you're great people to work with.

@Chad Bernstein for your help in arranging the space and the PA system

@Daniel Leon for your assistance throughout bringing this together

@Caesar Nguyen for your help at check in

@Alok Sood for your technical assistance in finally getting the video up and our internet issue.

@Chris Doyle for video recording Will (with two cameras!) and your help in trying to get our internet to work.

@Vania Castillo for your help in setting up and being there

@Ian Loew for your design of the new name tags

I couldn't have pulled this off without all of your help so Thank You very much! And Thank You to everyone that made the event. You're what makes it great and you're the reason why we put the time in to make this happen. Hopefully the President won't be in town next month blocking the streets again and I promise next month I'll have more time to actually talk!

@Darren Sager Thank you for orchestrating such a terrific event last night. I had the opportunity to actually meet people who I've spoken with on BP so that was a great to meet new friends. You remained calm, despite the technical glitches and everyone appeared to be thoroughly enjoying the evening. Lastly, I plan to reach out to North Star Funding shortly to discuss options available for SFH rehabs.

@Will Barnard We appreciate your transparency in sharing the nuts & bolts of your investing business and I hope you enjoy your stay in the greatest city in the world! :-)

Kudos to @Darren Sager  for putting on a very well organized and well attended event last night. @Joshua D.  and @Brandon Turner : you guys are lucky to have such a great representative of Bigger Pockets running the NYC and NJ events (as are all of us local area BP members). In the limited time I've known him, he's already proven to go above and beyond the call of duty....such as his voicemail this morning telling me that I left my credit card at the bar. I can only hope that I did not pay for last night's event! :)

@Will Barnard  I had to dart out a little early last night and didn't get to introduce myself, but I think I heard the majority of your remarks and you were phenomenal. It was great to get more of the intuition behind your process. Thank you for your willingness to share your deep knowledge.

    It was great seeing some familiar faces @Chris Masons , @Rachel Randolph , @Benedict Joanis  and meeting some new ones @Vinit N. , @Jeffrey Pacailler , @Eric Stutz .

    Will,

Great event last night, thanks for making it as solid as it was!

I'm new to the game and just joined BP a few months ago. I haven't really participated much in conversations as I'm too busy scouring through all the valuable info here on BP.

There are so many knowledgeable people participating it’s truly a powerful tool and a great community. SHOUTOUT to @Joshua D.  and @Brandon Turner  !! you guys ROCK!!!

This was my first event and actually one of the first times that I communicated face to face with people interested in this market. It was a great experience overall, I truly learned a lot and I'm glad that I came.

@Will Barnard  Your speech was very interesting and to the point, I really enjoyed the Q&A at the end, it was full of valuable information and I was absorbing all that I could get ahold of.

Thank you for taking the time to fly out to New York to share your experiences and knowledge with us.

@Darren Sager  Thank you for putting this together, and thank you to all the others that took time out of their busy schedules. I had a great time and got to meet some people that are from my area. We bounced some ideas off of each other and we all felt like we were sailing the same ship.

Great Event overall! I will definitely attend in the future.

Thank you @Vinit N. for the valuable summary of Will's talk last night.

Just want to add my takeaway from Will's advice:

    1. Practice makes perfect. Start out by go to open house to get familiar with the rehab budget items and check the number again with a contractor. Do this over and over until you are confident with your number. (Then add an extra 10% of total budget for contingency)

    2. Learn to negotiate to help maximize your profit margin

    3. Identify a niche that allows you to compete in your market

    4. Time is money. When you start to move, move quick!

Again, much thank to @Will Barnard for taking time out of your busy schedule to visit us and @Darren Sager for your leadership in setting up this event. Cannot ask for a better opportunity to learn from the seasoned veterans in this business.

Looking forward to the next event.

    Caesar Nguyen.

Thanks @Darren Sager  and @Will Barnard for putting on a great event, and thanks will for taking the time to answer all of our questions.

Will, it was inspiring to hear your story.  One of the biggest lessons I learned was that it is possible to own multi-familiy properties and set up the management so that you have low maintenance passive income you can live on.

I hope you have a great time in New York!

To all attendees of the event as well as anyone reading this thread. At the meeting, Darren and I meant to provide this link to everyone, but with the technically difficulties that happened, it was overlooked, so without further delay, here is the link to the form on estimating rehab costs.

For those of you who attended this event and are pro account members, you were provided the opportunity to have a small group season with me to ask any questions you may have. Due to some technically difficulties, time was cut short and I am not sure each of you had the opportunity, therefore, I would like to provide an additional one for you. While I am no longer in NY, this will have to be via the net, but I am happy to set up a conference call with all of you so that you may have the opportunity to ask me any questions you have.

If you are interested in this, please respond here in this thread and I, along with Darren will accommodate you.

In the mean time, here is the original video walkthrough to estimating rehab costs that was played at the event for your reference.
