It's time for a RE Networking/Meetup Event in Sacramento!

What:
RE Networking & Discussion Event - No sales. No pitches. Just a great time networking and discussing real estate with other investors. This will include introductions, some group discussion, and opportunities to mix and mingle with those you would like to talk to more in-depth. It’s my pleasure to organize the event with the help of Sacramento . Limited to 40 attendees.

When:
Tuesday, 5/27/14
5:30PM to 9PM (ish)

Where:
River City Brewing Company; Banquet Room (Private, Reserved)Sacramento Downtown Plaza (formerly Westfield)
547 L St, Sacramento, 95814

Cost:
$10/person (+small processing fee), for reserved banquet room & light appetizers. A ticket IS required, so that we can provide a private space for everyone to talk without being too noisy or crowded, along with some food. Please buy a ticket by Wed, 5/21, so we have sufficient time to order food. Al Williamson has graciously set up an Eventbright ticketing page located here:

About myself:

I'm an active RE investor in the East Bay of the SF Bay Area who buys, rehabs, owns, and manages SFH and apartment units. I’m scheduled to close on another 4plex (in Oakland) before the meetup date. I also hold monthly meetups in the East Bay, and am organizing a big RE Networking Summit in the Bay Area in October of this year (200-300 RE investors), with lots of targeted networking opportunities, personal introductions, and some great speakers.

Please sign up at the link below on my meetup group to receive more information about the venue, dates, and speakers for the Summit, as I release them. There’s lots of excitement on BP, and is stacking up to be a great event!

I've met many of you before, looking forward to seeing you again and meeting more people. Im in mortgages and depending on how this year goes I may be able to skip most of the wholesaling process and move right into buying

Hey everyone, I just got my ticket. I'm brand new to BP and REI. My wife and I are government employees in the area and we purchased our first home 3 years ago here in Sacramento. Our current plan is to purchase an investment property, either a 2nd home or 2 to 4 plex, in the area and get some landlord experience and then go from there.

We both plan on sticking with our 9-5 jobs until retirement (25-30 years down the road) and like the idea of buying and holding for the long term. We are considering moving into whatever property we purchase, so that we can use a FHA loan, and renting out our current home. We have two young children so we're trying to figure out how to find a property in a decent area locally, where we'll be comfortable living for the short term, that will provide cash flow when we rent it out.

I'm looking forward to meeting you all on Tuesday and hearing about your experiences!

    Hi-

I am planning on stopping by the meetup on my way from work in Woodland on Tuesday pm--looking forward to it! I missed Al Wliiamson's last meetup because I was out of town.

I am a buy and hold investor in Sacramento and Yolo Counties, have done about a dozen flips with a partner in Solano and Napa Counties. I am looking for creative ways to find and fund more properties to hold, either in the Sacramento area or with my brother in Oakland. He has one 4-plex there and definitely wants more.

I am also seriously looking into mobile home parks, something I've wanted to get into for years. Now is the time for me. Any mobile home park investors coming Tuesday?

    See everyone soon!

Wasn't sure I was going to be able to make this due to personal obligations, but just pulled the trigger and bought the ticket, even though I might be running a little late.

I'm a loan officer in the Sacramento area and I mainly focus on commercial real estate financing (5+ units and other asset types) and residential hard money transactions, whether it's just a necessary scenario, fix/flip, or the like. I also provide conventional mortgage financing, but it's not my focus. I'm always looking for people needing help with financing. While I like to be local, I field requests from all over CA and out of state.

While I do know the financing end, I'm also looking to get into doing my own deals, whether it's fix/flips or even multifamily syndication and things like that.

I've met some of you online and conversations on the phone but most I haven't met and I look forward to meeting everyone at the event.

    Best,

    Jared

@Jordan T, I won't be scheduling many meetups in Sacramento, if at all. But Al Williamson has a quarterly meetup I believe. So follow him if you want to keep up on the Sac events..

    Jared Rine,
Great talking to you and hearing more about the lending options you have. I got your email, and I will be following up on it this week. I have some immediate rehab and lease-up work I need to take care of on the 4plex I just closed. So far, so good! My landlord that I’m doing a master lease deal with is looking into buying another multifamily w/ a small retail unit (MF/Mixed Use) in Oakland. He’s experienced and has equity in lots of properties, and strong downpayment. I’ll be in touch soon.

    Julie Barrow,
Nice chatting with you briefly, and I believe you said you wanted my residential loan broker’s contact info. Is that right? Shoot me an email and I’ll send it to you. . I wish I could share more about mobile home parks with you, but doesn’t seem to be as popular an investment style in Cali..

    Chris Vail,
Nice to meet you, your lovely wife, + 1/2.. congrats! And on expanding your RE world and learning more.. BP and local networking are powerful tools to grow your business! Keep in touch with investors from the meetup, and…

Join my meetup group to get updates about the big RE Networking Summit I’ll be holding later this year in San Francisco. I’ll be working diligently to make lots of personal introductions and forums to network with other meaningful contacts for their specific circumstances. So should be like one of these meetups on hyperdrive!

    Mark Pedroza,
Nice meeting you, and I don’t even know a fraction of what you and Dennis know about title issues, probate, and other legal issues clouding deals.. But sounds like you two have done a damn good job finding some great deals.

    Dennis Lanni
Pleasure talking to you, and thanks for poking and prodding a bit.. I’ve really been considering whether or not to pursue my RE and other interests/businesses full time, and have been leaning more in that direction.. It’s a big sacrifice and a big opportunity. Part of my issue is finding enough great deals, as we discussed. But it sounds like you think that’s totally possible if I get my *** in gear, do some research, bang on doors, etc.. Thanks for the tips and for the motivation to take that step. I’m going to be shifting..

So any tips you want to share with me on researching owners >30yrs…? Just call up my friendly title company, propertyshark, or some other site..? Anyway, I like your style. And congrats on the Richmond deal, and I’m sure many others..

    Jason Beckstrom,
I’m a state worker, and bought my first 4plex with an FHA loan back in 2012. I’m just starting a refinance, and may be able to get cash out, due to the $150K or so it’s gone up over my cost + repair basis.. Not too shabby! A lot of people were surprised what you can do with a state income (or two..)

I don’t plan on working at the State until retirement if the RE keeps going this way. (Even more bang-up deal in process..) But I enjoy my work too… I go back and forth on the benefits and risks of sacrificing it to go full time in my other businesses.. but going that way..

    Sarah B,
Glad I got to meet you, and looks like you were a popular contact! Hopefully you got to get together with Jared R about possible financing for some of your flips, and with some others like Dennis, Dave & Marty, or others who might be interested in swapping deals that don’t fit your respective criteria.. Sounds like you’ve been doing well so far.. Looking forward to hearing more about it in the future!

Jason Flynn, I can’t believe you quit the State for the City! Traitor! Lol Just Joking. Whatever works for you. I’m looking to buy about 2 “fix and holds” per year also – mostly 2-4 units.. But I’m also doing this master lease deal I sort of fell into luckily. And a few other projects..

One of them of course being the big RE Networking Summit later this year in the Bay! It’s going to be a super targeted networking event with lots of great contacts, so join the meetup if you want to come out!

Oswin Chan, Craig Gillie, Jeff Jamieson, and Daniel Moore thanks for coming out to share with everyone, and I never get enough time to talk to everyone I would like to. I hope you found lots of great contacts at the meetup, and some fresh ideas to implement..

    Nick and Barrett,
I’d definitely be interested in hearing more about your experiences at Waypointe.. Congrats on breaking out on your own, and here’s to lots more successful flips..!

    Dave and Marty,
I’m sure there’s enough deals to go around between you two, Nick & Barrett, Sarah B, and the hundreds of other flippers out there! And I’ve found that the benefits of making the connections more than makes up for any competition coming from increased sharing of information. So I love seeing both diverse crowds, and those with similar strategies.. Always an interesting perspective.

    Ben,
I’ll poke around to see if anyone I know is interested in a liquor store on Geneva.. But like I said, I would check out how hard it might be to tear it down and build something like a multifamily residential building w/ retail on the bottom.. It’s standard practice around here because land values are up so much, and your property may be “underdeveloped..” But I don’t know the specifics.. Just recommend that you consider it. Maybe talk to a developer… Kyle Zaylor, in the Bay Area helped me perform some analysis on a lot I was looking at in Richmond.. Maybe he wouldn’t mind you picking his brain.

    Siam,
Welcome to the game! There are always people looking for wholesalers, so if you can grow that business and get properties under contract, I think there will be lots of opportunities to sell them out to.. Good luck!

    Al Williamson,
Last but not least, thank you for helping organize and facilitate this networking event. And once again my apologies for my tardiness after my key lockout mess.. I always like the ideas you come up with, your creativity, and your advice – especially on the issue at my 4plex in Richmond. I’ll be following up with you more about your case study idea on this.. Thanks again for being a part of it! And all your great advice on BP and www.leadinglandlord.com

Thank you as well @J. Martin so looks like I will start hitting the streets and crunching numbers in a serious way looking for my first deal.

@Dennis Lanni I also appreciated the spirted questions, made me think about a few things and I am thankful for the conversation (I will not be looking for a job with iMAX, but thank you for the offer ;)).
