BiggerPockets Real Estate Conference: Is it time?

BiggerPockets Real Estate Conference: Is it time?

One of my goals over the past 6 years has been to produce a real estate investing conference unlike any we've seen before. I believe that BiggerPockets is in a unique position to create a conference that changes the game . . .

While most real estate investing events, seminars, clubs, conferences, etc., revolve around the guru crowd, I think the REI world is longing for something different. Just as we changed the game by creating a community dominated by actual investors and other real estate professionals with their feet on the ground, I think we can and must do the same with a BiggerPockets conference.

With that in mind, I've been brainstorming this thing for a long time now, and have had a few false starts, but I've connected with someone that I believe can help us put on a hugely successful event. He has experience putting on various large and successful conventions, and we've begun to talk about how to proceed with one for BiggerPockets.

That said, while I'm confident in my ideas, I would love to get yours as well!

So . . . here are a few questions I've got for you....

1) If BiggerPockets put on a conference, would you want to attend?
2) Would you be willing to travel (fly) to attend such an event?
3) Do you think 2 days would be adequate for a first shot at it?
4) What kinds of ideas do you have for sessions?
5) What would a BP conference look like to you?
6) Of the real estate and other events that you've attended, what is the one thing that you've liked the most?
7) The least?

Feel free to add anything else to your post . . . I'm just looking to determine the level of enthusiasm and to get some ideas from all of you.

So . . . are you psyched?

Sounds awesome Josh!

1. I would definitely attend.

2. Yup...you would have to if you wanted to attend

3. 2 days is probably fine. I would love for it to be longer, but that is probably great for a first event

4. The sessions could have people present on different topics. There are tons of investors on here and I am sure you could start a thread to solicit interest from potential presenters. You could then have people vote on who they want to see present the most or some such

5. Half presentations and half mixers/networking. Perhaps a few hours of presentation followed by structure networking followed by more presentations followed by more networking

6. I think the best events are the ones that have people hit the highlights during their presentations and encourage networking. Hours and hours of lecture doesn't make for a very appealing event IMO

7. Events where people pitch stuff in their presentation or are non-experts on subjects with an agenda

I think one of the big things missing from the experience you are looking to create are local groups too. If BP could structure leaders for local groups and coordinate times for club meetings that would make the whole experience much more powerful IMO. I have met with many BP people by phone and in person and it adds a whole new dimension to the networking. Periodic structured BP club meetings would be very powerful.

Another thing that may be helpful to do at the conference is to discuss how we can improve the site. We could spend half an hour on this at some point so that everyone will benefit going forward. People could vote on the most important things to implement in the short run since I know Josh is working with limited resources.

One of the things I would love to have as a talking point is how to convert lurkers to posters on the site and how to increase the number of new members.

Attending- ABSOLUTELY! I feel like the KC, MO area would be great. Leaving out all the FLUFF is the best thing you can do at any event! A variety of topics and experts in the area of them talking to us down to earth, helping us to "know" how to REALLY do investing and such the RIGHT way! Learning and repeating true, proven and skillful methods are whats needed. Not astronomical price either, many of us can't afford $50-1,000 for an educational experience, but so appreciate and use the knowledge given. Everything for Realtors costs so much now...I hope theres a way to do this, considering that first!

Just spotted this thread. I would attend anywhere in the US for such an event, although, since everyone is talking more about location, I believ Vegas to be the best for many reasons. A. We can get the best rates to fly and stay at this location.
    B. Perfect spot for education, then fun and socilaizing afterwards.
    C. This city and its hotels are set up for such events more so than anywhere.

I think the event should consist of 2 days (Thursday-Friday) or Friday-Saturday)

It should contain experienced speakers in their respective fileds with NO upsells to products or programs.

A panel of experts where the entire session is Q&A

Several speakers educating on both starting out and advanced strategies.

Wants and Needs time (Ask for a deal or have a deal)

BP site questions and announcements - Speaker Josh Dorkin

Vendors (limited to servcie providers such as title companies, escow, attorneys, CPA's, inspectors, perhaps reps from Lowes/HD and other suppliers for rehab investors, property managers, etc.

Venors charged would pay for banquent room, any food supplied by BP, any material costs incurred by BP, etc.

Perhaps some fundraisers by BP Members to help support a few who could otherwise not afford to go. (Just a thought).

Bottom line is the event should coinside with what BP stands for - no guru hype and real education (if there is a price attached to it, it should be reasonable and fit the education)

    - Will Barnard
Looking forward to such an event.

I'm in for this type of event, with the amount of experience we all have, plus the TYPE of people we are (helpful in nature) this could be HUGE.

    I'm Ok w/ anywhere.

    Yes.

    3) Do you think 2 days would be adequate for a first shot at it?

    Yes.

    4) What kinds of ideas do you have for sessions?

I know this is going to sound lame but I would really like to have some experience real estate lawyers and CPAs/tax professionals present. I would also like to have some people experienced in investing in the northeast corner of the U.S. be there, because unfortunately it seems like the vast majority of posts on here are by people from the midwest. The kind of stuff you guys are able to do, frankly just does not work the same way in my neck of the woods!

    5) What would a BP conference look like to you?

Ideally, a lot of mature people getting together and helping each other be more successful in their real estate ventures. A networking and mentoring opportunity of massive proportions.

    6) Of the real estate and other events that you've attended, what is the one thing that you've liked the most?

All the ones I have been to sucked.

    7) The least?

Finding out that the speakers/presenters and/or other visitors are totally clueless morons who have never closed a real deal in their life, live on the second floor of their mom's house, and are up to their eyeballs in debt yet they're trying to pretend their REI gods and know what they're talking about. Also, finding out that the real purpose of the convention/meeting/seminar/get-together is to try to promote or sell some retarded get-rich-quick scheme or other real estate system / book / dvd / cult.

What would totally RUIN the event is any kind of crap-pushing system-peddling scumbag salesman type of activity. Anyone with an ulterior motive shouldn't be getting up on the pedestal, if you want it to stay unbiased and useful IMHO.

Wow, I knew KC was pretty central geographically, but had no idea at how close it also is to the weighted center based on population. Check the bottom half of this page if you are into maps. http://gislounge.com/us-census-2000-population-trends-mapped/ Watch the center running WSW.

To answer the post, I think it is a killer idea and would be excited to go if I could afford it.

Actually, Branson is much closer and has a greater capacity.......LOL....Josh, you can stay at my cabin on the water.... And Branson is way cheaper than Vegas, what happens in Branson goes home with you!

Just a plug, LOL, I doubt anyone would be interested.....actually, I'd rather go someplace else, not my backyard!

Brian, you keep saying advanced topics, like what? Anyone, what would advanced be?

    1) If BiggerPockets put on a conference, would you want to attend? Yes

    2) Would you be willing to travel (fly) to attend such an event? Yes, but would really prefer a central hub like Dallas or Houston with lots of inexpensive (Southwest) flights that are within 2-3 hours for almost everyone. Hate to waste days traveling.

    3) Do you think 2 days would be adequate for a first shot at it? Yes, 48 hours, but start mid-afternoon on day 1, have all of day 2, and end by lunch on day 3. That lets either or both the opening and closing days also be travel days.

    4) What kinds of ideas do you have for sessions? I agree with the no-guru/seminar pitch rule. Practical "how I do it" sessions grouped by type of investments and dollar ranges. Syndication, flipping, notes, etc. Some sessions like basic deal analysis for those just getting started, while others aim at experienced participants focused on honing or improving their techniques.

    5) What would a BP conference look like to you?
Real information about techniques and strategies (including those that failed) being used.

I also like the idea of a have/wants facility, but it needs to be carefully done and very, very well categorized so people don't have to sit through a long session of things they are not interested in. Perhaps a submission form that must be done in advance. Then a fact paced presentation where a moderator gives an overview of the deal and a deal number. The person with that deal wears a badge with that number and people interested in the deal can then connect for further discussion. Keep it moving.

    6) Of the real estate and other events that you've attended, what is the one thing that you've liked the most? Well done presentations always stand apart from the rest. No death by Powerpoint!

Trade shows are very valuable too, if the products are relevant to the conference. The ShamWow booth, not so much. :-)

    7) The least? Speakers on a mission to sell their coaching/seminar/book/software/service.

Bill...advanced as in not the typical stuff you would want to learn just getting started. I would love to have a class in note strategies.

OK, that sounds like something doable, IMO. Actually, if you had handouts and examples, you could buzz through enough info on notes in about 4 hours that you'd know more than most loan officers/brokers, if you could learn quickly! But many don't have the math skills or contract experience to move at the speed of light.

Randy, sounds like you have been to some speed dating events! LOL

A session on notes would be great as well as creative commercial strategies, lending strategies, and tax/legal issues.

just about everything mentioned sounds great!! definitely tax and legal seminars would be awesome...maybe a competent RE attorney to discuss asset protection, trusts, etc.

one thing i would skip: at the only real estate seminar i ever attedned, after every break, they would play loud, corny music and you'd have 2 minutes to collect X amount of business cards...that's not my style--i'd rather talk to people and get to know them, but peole were running around throwing cards at people and leaving, never remembering names or looking at faces

i am beyond excited for the idea of this conference. The networking that will naturally occur is worth its weight in gold.

No matter where its at, I would travel to it. I think creating "Tracks" that are linked to the forum catagories currently laid out, would give attendees an opportunity to learn about a variety of investing concepts, such as notes, commercial re, or tax and legal.

    1) If BiggerPockets put on a conference, would you want to attend? Yes, Bigger Pockets is great.

    2) Would you be willing to travel (fly) to attend such an event? Depends on what is going on, but yes.

    3) Do you think 2 days would be adequate for a first shot at it? Yes.

    4) What kinds of ideas do you have for sessions? People speaking about their successes and failures somewhat like a seminar. Splitting up into groups depending on strategy and doing a brainstorming session. Lunch. Networking.

    5) What would a BP conference look like to you? Almost like a Seminar, but with Real People.

    6) Of the real estate and other events that you've attended, what is the one thing that you've liked the most? Hearing REAL Successful people talk.

    7) The least? Selling their products.

Also, maybe we can stand up in front of everyone and set personal goals. And for the second conference let everyone know if we succeeded or not!

OK, forget Branson, LOL, ya'll don't like country music...(I don't either really).

Josh, your turn, what are you thinking?

Why is there not a BP regional meet. NE, SE, NW, SW? And a national conference?

I could go anywhere, but as pointed out above, you have many new people here. What I read between the lines is that most starting out don't have the money to pay closing costs, much less a round trip from Miami to Denver. So the question becomes what is the most cost effective way to provide an educational opportunity to the masses, the largest population of members?

If you had volunteers to set up mini conferneces, in regions or even by state I would think it would be more successful, at least to the total attendence. This could be a longer term goal. (?)

Bill - Would I love to have regional conferences, yep. I think we need to put together one successful event before we get ahead of ourselves.

I've seen a ton of great info here . . . I'll chime in with all my thoughts soon.

I agree with Kevin. Have the sessions topics coincide with the Forum categories. This would give the conference a unique BiggerPockets flavor.

I'm tenative on attending. Depending on location or any schedule conflicts I would absolutely love to attend. I'm flexible on location: Dallas, Fort Worth, North Texas, Central Texas, Southern Okla, Shreveport. That being said, Denver would probably be about as far as I would travel.

I would vote for the days to be over the weekend.

  • Investor · Round Rock, TX · Member since 2010 · 8k+ posts · 4k+ votes

I think the reason everyone is harping on travel is because there has to be sufficient value to spend the money to attend. The logistics is the most important part IMO. Some “newbie days†and some “advanced days†would make the most sense to me with topics for each day that coincide with the forum topics somewhat. The people could make their plans accordingly.

I also think that regional events that flow to a national event is a great idea. The regional events could be fed by local BiggerPockets clubs as a long-term vision.
