Good Locations for STR's in California .

@Brandon Boyce Lake Arrowhead is a good place to grab a STR, try to get one in the "Woods" this gives the owner/guests rights to go down to the lake (this has changed a bit due to too many guests getting access to the lake and community members not agreeing with that due to it being a private lake). That being said I would check that reg/rule.

Idyllwild just helped a client get one up there and they are about to put it online. This area has not reduced or restricted them, just some neighbors have been vocal towards some owners while getting them ready to list.

    Do a search on here, this gets discussed constantly. The thing to be aware of (besides affordability) is the regulations and bans.

    @Brandon Carlson we are in Northern California, Lakehead is about 3 hours from us and 30 minutes from Mt Shasta. Airdna had it listed as up and coming. 

    In Southern California we were looking at Lake Arrowhead and Idyllwilde

    We manage Airbnb's on the SF Peninsula area and the only city on the peninsula that allows STR's for 365 days a year with a permit is Pacifica, CA. In Pacifica, you would get lots of appreciation. It's best to get a house closer to the beach such as in Linda Mar. The other cities are super regulated.

    In addition to properties out of state, we currently have properties in Long Beach, CA and Big Bear Lake, CA. Both have rules and regulations when it comes to accommodations less than 30 days. 

    There are lots of areas where you can do STR, it just depends on your definition of a good one. Is it the overall cashflow? Is the the proximity to where you live? Is it the type of guests you want to host? How involved do you want to be in the operations? etc.

    The type of property and the location would depend on your answers to these questions. Overall, there are a lot of areas where you can operate short term rentals in CA. It just depends on your criteria as an investor.

    Any suggestions on how to find the str for sale in anywhere in CA ?  

    with long term goal and also if law changes, should be able to convert to ltr

    Have to checked out the Reno / Tahoe Area? There are few STR regulations in the city and county wide. There are still opportunities for STR, MTR, and value add equity building. I'd be happy to go over the pros and cons of the Reno / Tahoe market.

    I'd just go on Realtor.com, or Zillow, and find an area that has the right makeup to support a STR - little or no restrictions, year round demand, lots to do, etc......

    will be using mgmt company, heard upside poential is better in Reno for appreciation
