There's inconsistency and inaccuracy with the aggregates provided by both Mashvisor and AirDNA.

I would add that it depends on the market and how well the property is managed. I like airdna as a base line and then I can refine the estimates:

1.Running comps in AirBnB for nightly rates, you can use Mashvisor to help make this quicker.

2.Reaching out to the owners of comps to ask how they did for revenue/their occupancy numbers.

3.Ask a local agent to pull the property and comps up in the MLS. Sometimes listing agents will upload revenue and cost to own sheets. This is not public data so working with an agent here is a plus.

In most cases they're decent approximations. However almost everywhere is going to be at least somewhat seasonal, so if it says $300/night at 66% occupancy you probably shouldn't expect that to be consistent across 12 months.

More importantly, I think you really need to use the paid subscription to dig into the comps and make sure they make sense.
