Don’t over analyze things. Analysis paralysis keeps many people from ever starting. I’ve seen many people buy all sorts of programs and have never made an investment. Find a strategy and stick to it. It’s ok to have an experienced investor review a purchase. When your starting out a mentor or someone to go to can definitely help.

Analyze a couple of different ways, but ultimately just get started.

don’t buy a place you wouldn’t want to stay in yourself
Be a good host. You are in the hospitality business
Buy a place that stands out from others, typically via design, location, view, amenities, etc

Balance taking action and learning. So many fields have required “continuing education” and I think it’s the same as an entrepreneur / investor…there is no arrival, the journey is the destination.

I learned the art of using private lenders and the BRRRR system. It allowed me to grow my business exponentially.

I guess bears have started to go into hibernation as we haven't see any of these in over a month. Guest do love to see them and gather on the deck to watch one walk through the yard.

Do not over analyze, you will get Analysis paralysis. When the numbers work JUMP on the deal fast, you are not the only one seeing it!

Let your tenants shoot guns at your place. Some guys called me yesterday and wanted to do that.
They brought a 9mm and a .380. I set up a gong target with another gong target that is the same specs as a biathalon target.
I let them shoot a 10-22, S&W .22, 9mm, 5.56 HBAR, 5.56 compact, 7.62x51 and a 10 gauge.
The gongs had a lot of holes in them. I let them take the gongs back to the places they are staying.
One week from today I'll have about 15 of their co-workers renting places from me.
I don't let people shoot guns just for their kicks, I let them shoot guns because it gets me free word of mouth advertising.
