Furnished Finder Lease agreement or personal one?

Hello all, I am getting ready to list my property on furnished finder and was wondering for the lease portion if y’all just use furnished finders template of a lease or do you have custom templates drawn up by your lawyers? Any advice would be appreciated!

I've always used templates from fellow local investors. I did some snipping and pasting to make it what I wanted.
