need help creating short term rental in seasonal market

my family runs a mom and pop shop at a ski shop in tahoe. We used to live upstairs but we moved and now the upstairs is vacant. A short term rental upstairs would be an amazing idea however the area in tahoe of which we are located is seasonal market as there arent too many things to here besides skiing and winter sports. So the summer has activities such as moutain biking and hiking and what not but its not too popular. we plan on reopening the business to summer activities. Apart from giving the guests free equipment rentals. How else might I be able to provide value to our guests and make the listing more attractive  in the winter and summer. Any ideas to what ammentites and sevices I could put into the airbnb. I had some ideas also which could be like a hot tub or sauna games (pool,video games, airhockey ETC). Picking them up from the airport and providing touring services. But apart from these things what else could I add to give my guest almost like a hotel feel.

Tahoe is one of my favorite places on Earth! I am sure this unit will do year for more than just skiing, we love going any season.
