Hot Tub Management - Complete drain and refills after guests

Hot Tub Management - Complete drain and refills after guests

Hey there! I have a large STR property that can accommodate 19 people, that has a hot tub. It's only 4 months old, but I am finding that it has to be regularly drained and refilled due to how the guest use it or abuse it. It gets cleaned after each and every booking ($50), so it's super well maintained, but it's beginning to feel like almost a regular thing that it's drained and refilled ($150). I am on well, so I don't have a cost, but I don't want to generally waste water.

Anyone else have this experience?

How do you handle it?

Thanks for your help! Cheers, James

Quote from @James Wesley:

No, it doesn't need to be drained every time. Hotels and fitness centers handle hundreds and hundreds of users between cleanings.

1. Educate your guests. They should rinse off themselves and their swimsuits in the shower before getting into the hot tub. This removes any leftover soap, oils, hairs, etc.

2. Learn how to clean the hot tub. If the chemical balance is maintained, it will stay clean.

If guests stay for less than five days, your tub should survive long enough for you to balance the chemicals again. If they stay more than five days, I recommend treating it somewhere during their stay.

There are a lot of guides on youtube or Google specific to short-term rentals.

Yes, but now there's a bunch of chemicals in the ground that wasn't there before and if the draining is habitual, it can't help but build up.

We are on a well so its no extra cost to us, and I do hate to waste the water, but we always drain and refill between guests. Aside from the fact that its an extra sanitation step for the guests, it also is 1 less thing that a cleaner with a busy schedule could miss. You could inspect the hot tub water for 15 minutes and still miss something like a piece of hair. If a guest finds someone elses hair in the hot tub upon check-in, you can almost guarantee a bad review.

I had two large beach houses, one an 8br and another 13.  Both hot tubs were maintained 2x per week walking with the pool maintenance and the pool company would advise when it need to be drained and cleaned.  It only happened every few months.
