Looking for STR operator insights – Southern Maine (Old Orchard Beach)

I’m exploring a potential short-term rental opportunity in Old Orchard Beach, ME. The property is a small multi-unit setup near the beach, and the model would be seasonal short-term rentals in the summer with mid-term rentals (such as traveling nurses) in the off-season.

    Very competitive area it looks like @Jonathan Hyatt.

    Are we talking about a small hotel or a 4 plex or ?

    There has been talk ongoing about regulations and a moratorium on STRs there so I would call the city and see where they are. Oftentimes the negative sentiments grow and you could be looking at a ban.

    I would take some time and do a search on AirBNB and VRBO and see what other places similar to what you are looking at are offering, nightly rates and occupancy.

    There are well over 1000 STRs in that area, plus a multi family will bring a little less than a SFH, generally.

    I stayed in one in OOB in July. Personally, I wouldn't buy there given the number of rentals and lack of ROI. The prices are high for a lot of crappy places. I was in a place that had 4 units.

    +1 for local FB groups to see how current owners are doing and their advice.  Also as mentioned above it does look competitive and a tough market.  I would triple check all your numbers.  Highly seasonal markets are tricky, Im primarily in FL but also operate some on the Jersey shore.
