STR's in rural midwest Michigan

Hello BP members, this next post is strictly out of curiosity and I hope it doesn't rustle any feathers. I currently do not own or invest in any STR's in Midwest Michigan. My question is, is there anyone who does invest & operate STR's in these "rural" areas of Michigan (North Muskegon, Whitehall, New Era, Shelby, Hart, Ludington, etc).

I am very familiar with these areas and hope someone can speak to:

1. The challenges of investing in this market (occupancy, legalities, management, etc)

2. The pros or wins of investing in this market.

If you also own LTR's or MTR's in these areas, I'd be interested to hear about your experiences as well.
