Out-of-State investor needs a local partner 50/50

I have an out-of-state client who is for STR property in Miami-Dade, Broward, or Palm Beach. He is looking for a local partnering investor for 50/50 ownership. OOS gets a cash flow, while a local gets STR loophoole benefits. Did anyone have such a deal? How did it work out?

This is a little vague - who is responsible for operations, etc?

A local partner will manage the property and get STR loophole eligibility. He also gets a credit for operations that an OOS partner is willing to negotiate.

Interesting - and what about future equity? Who makes decisions on cap ex / op ex etc?

They got quite a comprehensive Operating Agreement. Equity is split 50/50. The local partner gets cap/ex op/ex decisions
