Turn Slow Midweek Nights Into Bookings (STR Playbook)

If your STR has empty Tuesday/Wednesday nights, tighten your offer before cutting rates.

Small operational tweaks often beat big price drops. 👇

👉 The Real Problem Isn’t Always Price

• Empty nights can come from weak positioning, not just high rates.

• Guests compare photos + clarity before they compare discounts.

• Fix conversion first, then adjust pricing.

👉 Build a Midweek Value Stack

• Offer 1 practical perk (early check-in, late check-out, parking).

• Add 1 local perk (coffee or taco voucher).

• Keep it simple and easy to explain in one sentence.

👉 Refresh Your Listing for Intent

• Update headline to match guest intent (“Walkable + Fast Wi-Fi”).

• Reorder first 5 photos: best bedroom, living, workspace, outdoor, kitchen.

• Add one caption that answers “Why this place?”

👉 Set Smarter Midweek Rules

• Try 2-night minimum Sun–Thu (test for 2 weeks).

• Shorten prep windows only if turnover quality stays high.

• Use small weekday discounts before weekend cuts.

👉 Improve Conversion in Messages

• Respond fast with a saved, friendly template.

• Confirm 2 top needs (parking, Wi-Fi speed, pet policy, etc.).

• End with a clear next step to book now.

👉 Track 3 Numbers Weekly

• Midweek occupancy rate.

• Inquiry-to-booking conversion.

• Average nightly rate (weekday vs weekend).

Length of stay discounting works well too, make sure your discounts for weekly and monthly stays make sense.

We often heavily discount Thursdays and Sundays to encourage a 3 day stay. The guest is already there; might as well make a few more bucks.
