@Justin T Lord Definitely make sure whoever you use actually understands STRs and isn't just an agent who has sold a few investment properties. I'd want someone who understands local STR rules, rental projections, seasonality and what actually makes a property work as a rental. My husband is a realtor who mainly works with investors and that makes a huge difference when analyzing deals.

When you interview them, ask for a deal they told an STR buyer to walk away from. A good agent should understand local permitting, seasonality and operating costs well enough to say no, not just pull rental comps and write an offer.
