I use Zinus Green Tea 12" Memory Foam mattresses in all my STRs - they're not expensive, but I get constant compliments about how great the mattresses are. You can't please everyone so once in a blue moon I get someone who doesn't like it, but for every person who complains I get 5+ who want to know what it is so they can buy one.
So I travel a lot for my job and have stayed in very nice 4 and 5 star hotels with spring / coil mattresses that were incredibly comfortable, so don't rule them out. I don't know that I would start at the top end of the spectrum. There are very comfortable mattresses out there that are what I would consider "medium of the road" on price. Ask yourself the question "What do I sleep on, and is it comfortable" Then I would let the reviews guide your decision to stay the course or upgrade. When we purchased our cabin, we went with medium of the road on price for King mattresses and I believe they ran about $700 each from a local furniture store that we had a credit with, but I know others out here in the STR world that spend less than that from Amazon I believe. We slept on them and I loved them. No negative reviews either. We'll see how they hold up under the STR regime, but for now, we're very happy with our decision...Good Luck

thanks both of you! seems that these "deliver in a box" foam mattress' are the trend these days but I go back and forth. look forward to hearing any others rec's on what they use as well. I have coil mattress at home and love it though we have to rotate it every so often because it creates valleys so to speak. but its damn comfortable.
I just buy whatever is for sale at an estate auction. Fulls or Queens. Kings are too difficult to take up a flight of stairs. Twins are just for birth control.
@John Underwood I know @Luke Carl uses the Zinus Green Tea mattress 'cause he's where I learned about it ;-) It's a great one for sure! I slept on one for six months when I moved into my new house; now it's in my guest room and I got myself a Casper, 'cause I like that one even better but it's 2x the price, so that one's just for me!
@Bo A Vanecko. I don’t know about the mattress, but when I stay in higher end VRBO I am always thrilled with nice soft/cool white sheets and a plush white comforter. My previous employer used Cuddledown sheets & comforters in his beach house that always got good reviews when mentioned.
All. truly appreciate the honest feedback! we have been going back and forth but man for the cost its hard to beat the green tea!

@Bethany M. you read my mind! we go back and forth on the color b/c we worry about stains etc on white ...but our interior design totally went with white!!
