My partner and I are looking at buying in Pflugerville and plan to house hack by sectioning off part of the house (2 beds/1 bath) and adding an exterior door for more privacy. Eventually we would build a tiny home in the backyard or convert the garage as well.
We’ve had a hard time looking at Airbnb comps in the area - can’t tell if there’s a lot of demand and places are booked or people just don’t Airbnb their homes in Pflugerville.
Does anyone have any experience AirBnB’ing in Pflugerville? What’s the market like? Open to general opinions or raw data if ya got it.
Maybe they are illegal there? Check city ordinances to see.
@Jeremy Vandermause what he said. Probably not legal.
I recently moved to Austin. I think the market in Pflugerville really depends on what happens in Austin. Previously STR was being snuffed out by Austin city officials, and places like Round Rock and Pflugerviller were very hot for STR. Then last year the state of Texas ruled the Austin anti-STR ordinances as "unconstitutional retroactively". Currently the ordinances still stand, but people are buying and opening STRs in Austin again like the flood gates are open again.
With all that said, if you get a good deal on a property in Pflugerville (or a house hack), you will likely see a decent return on investment. Also the mid-term (30 Day+) market is becoming very attractive in this area, let me know if you want some advice on any of the STR or mid term strategies.
Have you checked on AirDNA.com?
What type of STR; corporate rental, vacation rental? who do you expect your clients to be?
@Jeremy Househacking is a great idea in Pflugerville as well as buy-and-hold rentals. Just a precaution, the vast majority of homes in Pflugerville are in HOA communities which could restrict your opportunities for AirBnB and especially the construction of a second unit on the property. Lots are also smaller in size as the communities get newer, so you may not have enough room to build a second unit even if it would be allowed. Just make sure to do your due diligence before closing on a property.
Pflugerville is a booming suburb that is poised to have tremendous growth in the next 10-20 years. That said, its not really a typical or desirable area for AirBnBs since it is far away relatively from Austin where most vacationers want to be. Not to say you wont get any bookings, but its just not really that sort of place. You need to drive everywhere to get places, its not close to any of the large events that attract tourist like SXSW or ACL or COTA, is full of chain restaurants and strip mall type stores (lacks the character of downtown). It's more suited to families seeking long term rentals IMO, and you are up in "the burbs".
Hospitality market is taking a beating. I wouldn't do it.
