+1 to @Paul Sandhu. You might as well just charge for each piece of furniture they sit on or maybe per pillow fee.

It is a bad idea @Benjamin Enriquez.

Candy soda machines? Great idea. Nickel and diming for laundry... Sounds bad.

What machines did you buy for the soda? How much do you charge? Who restocks it?

My landlord in college put in pay washers and dryers into his newly built condos.  We defeated the locking mechanism.  He had 400 units.  Do a Google search of "Henry Fisher Carbondale".  Do you want to end up like Henry?

If you do have coin operated, make sure you disclose that clearly in the listing. People search by washer and dryer as an amenity and the assumption is that it is included in price. We include a washer and dryer but not coin operated. People definitely use it. Mine gets more use than if an owner-occupied person lived in the property.

We are staying at an AirBNB next week in Florida and we are packing light because we plan to do laundry.

Like a lot of AirBnb utilizers, I expect to have access to a washer and dryer without charge. I think this tiny extra fee translates to a huge headache in bad reviews.

Something like this is the exact opposite of the experience that Airbnb users are looking for.

Understood, I鈥檓 not in the best part of town so I feel like putting them would be a bigger headache due to the guest damaging them. I was just trying to avoid the expense of having to repair them.

The main things that will break or need replacing are the agitator dogs on washers and thermostats on dryers.  They cost less than $5.  Although one time there was a foreign object caught in the drum belt and pulley.

I would not charge for them, and i would spend more on them assuming that nicer ones will last longer/go through use without failing :). Nicer laundry  = attracting families and trust me, you want families

I've found Costco to be an excellent source for washer/dryer. I just bought a set a week ago for an Airbnb. They deliver, switch out old ones, and their warranty is the BEST especially if you use the Costco credit card.

@Benjamin Enriquez I laughed reading this, but I just wanted to say don't be afraid to experiment. Decades ago I started charging hundreds in pet application fees, monthly pet rent, lock change fees, and so many other things related to long term rentals, that only a fraction of the industry has started to implement today. Just because others are not doing it, don't mean you can't try it. You could be ahead of the curve. What you'r proposing is called a bad idea today, and innovation tomorrow.

For me, I charge higher cleaning fees on my AirBNBs, and at the same time only allow people to rent for 2-3 days vs a week or month, thus more turnover, and more cleaning fees, and in doing so, I am inflating my nighty rate to almost double the competitors, while almost being booked solid all month.

So take risk, try things, and adjust till it works better than just being average!

@Levi T. I was laughing myself! But man it鈥檚 like every time a guest leaves, something is damaged, I felt like it鈥檚 just something else I鈥檓 going to have to keep repairing or replacing. Might as well keep the $1100 in my pocket. It gets booked just fine without. Not really trying to make money off it, just want to cover repairs/replacing. There鈥檚 a laundromat right across the street my guest use, so either you want to walk across and pay or just pay here lol

@Benjamin Enriquez It sends the wrong message. For example with my Airbnb, I like to welcome them with wine and put snacks out for guests when they check in (popcorn, mixed nuts, etc). This shows them that they're now "guests" and they tend to treat the place better. It simply attracts the right guest!

    @Fiza Petro

I think it鈥檚 not as big of a deal as people think. I honestly don鈥檛 provide a washer and dryer in most of my listings. I have them onsite locked up to be used as a supply room and laundry for the cleaning crews and I鈥檝e yet to have a complaint about it or negative reviews concerning that. People know what they are getting up front and if that鈥檚 something they are looking for then they will pass. For those that don鈥檛 need it, will end up booking your place.

I also don鈥檛 provide alcohol for liability reasons.

I did the same thing a while back.  Bottle of wine and a few Cadbury bars.  Then I realized my target market doesn't really care for that.  So I started leaving adult movies.  They all disappeared.  I left my contact info and advertising on the jacket.

@Benjamin Enriquez if you can provide the washer and dryer, then do it. I have one unit that has a coin operated washer and dryer but it鈥檚 in a multiplex, guests are warned up front and I鈥檝e never heard a complaint. All my other places have washers and dryers in them and they work fine.

@Sofia Sharkey you have a Quadplex and one unit is a AIRBNB, which has a coin operated set?
