Recently retired firefighter, looking to invest in real estate

Hi guys. I'm retiring as a firefighter and I'm ready to start the next chapter of my professional life. I want to use some of my retirement funds to do fix and flips for short term, and find some rentals for long term using the BRRR method.

In addition to being a firefighter, I also have a background in real estate as an agent, and some construction experience.  My family and I just moved from Virginia to North Carolina, so I have some research to do about the local market.
