I'm based in Sac but looking right now also in Yuba City for SFH to rent. Last fall I put offers in on some properties in Grass Valley and Nevada City at prices that would at least break even on initial cash flow, but sellers still thought it was Q1 '22 and would rather take their properties off market than sell for less than what they considered them worth.
There are a couple of RE Meet Ups in Folsom and Roseville that are a little closer to you than Sac. The Roseville one is pretty popular, haven't tried the one in Folsom.

If anyone is interested, I have a property listed for sale in Smartsville that the numbers are pretty good on. $550k asking price, negotiable. Market rents are around $2500 for House 1 and $2300 for House 2 (both are 4 bedroom on acreage). A little tricky to finance since they are manufactured. They are also both just over the County line in Yuba County where there are virtually no short-term rental restrictions (we were Airbnb'ing the larger house for a while and averaging $4-5k per month).
@Leon Gallego, I have links to all the local meetups in the greater Sacramento area and would be happy to send them your way. I haven't personally gone myself, but plan to soon. I've found the forums on BP to be very helpful in finding the information I need and connecting with others.
