New to REI from SF Bay Area (Fairfield)

Hi Everyone,

Been on here for a few months, looking to start my OOS REI journey in likely Ohio/Michigan. From CA, Originally was thinking STR but now my mind is taking me towards a BRRRR more LTR. Been trying to soak in as much information as I can through the forum and books, currently reading "Hot to Invest in Real Estate", have read, "Long-Distance Real Estate Investing", "Short Term Rental, Long Term Wealth", "Rich Dad Poor Dad", and "The Book on Investing In RE with No (and low) Money Down". All very insightful books that have kept me very interested in REI over the last few months. The goal is to acquire 1-2 properties this year and keep on scaling, because this is still so new to me, my mind is open to all suggestions, also send any book recommendations my way!


It seems like BP is a huge resource and can't wait to keep utilizing it!

Hey Ernest, welcome to BP!

If you're interested in out-of-state investing, there are some great opportunities in the Ohio markets. Many investors from California, are investing in the midwest because of the yearly returns making more sense in these lower priced markets. Ohio markets show up 3 times in Zillows 2024 hottest markets, with Columbus and Cincinnati taking the 2 and 3 spots. I moved from Florida to start investing in Columbus.

    Welcome to BP! Those are all great books! I have some family in Fairfield I'm originally from Davis now living in Tahoe. If you're thinking about out of state investing Reno, NV area is a great market and close to CA and all the tax benefits, landlord friendly, and low property taxes. The Lake Tahoe area is popular for STR and is highly competitive yet some people do make it work. Happy to link and share knowledge.
