Having tried real estate investing and spending so much money on Guru seminars and books, it is so refreshing to find a online community which truly brings together link minded people that want to help each other.
I am new (old package new label) to investing. Even though I had gone through the motions in the past, I am getting more advice and resources here than I ever have before. Considering myself still new to investing, I am anxious to find others to help me start down this road and have already established some contacts who wish to help.
Looking for that first deal to quell any fears about the process and feel that this community is just the place for me. The right place and the right time, as "they" say.
So if your in Oregon and can handle a middle aged student, I have never been more ready to move forward.

And check out the podcasts -- there are now 60 of them so that's over 60 hours worth of absolutely FREE training on various real estate topics right there. Much better price than a Guru class

I am all over the podcasts right now, and they are great. The shear amount of new information can be overwhelming, but it is a challenge worth accepting.
Keyword alerts have been activated, and I am anxious to network with those in my area.

Welcome @Mark SargeantGlad you made it to BP. IMHO the books/seminars actually give too much info - most of us don't need to know 300 creative real estate strategies when starting out, just results in analysis paralysis. I'm in the middle of my first flip right now, learned more the last three months than in the last two years. And only a couple percent of what I learned during those years was useful for this flip.
Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.
You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
