    Hi Jose--I am local to Milwaukee--have lived here all of my life. 

    I wholesale deals, invest in deals and own rentals. For the past decade, my husband and I have run several real estate investor groups here in Milwaukee that allow us to be very attune to what is happening in our local market and I'd be happy to warn you about things to watch out for. I would love to connect with you.

      Hello Rebecca, yes as a new home owner I can see it was a challenge to first make a deal as a primary residence. The market here is very unique, and I love to learn more from you and your husband on how to breakdown a great deal in this market. Thanks!

    Learn about BRRRR strategy, learn about the difference between LTV and LTC, calculate DSCR before ever bidding or buying an investment property, MAKE SURE you use a residential DSCR calculator, not a commercial DSCR calculator. ChatGPT and many lenders use marketing companies that do not check the DSCR formula and simple use ChatGPT which uses NOI, which is for commercial properties, so know the difference so you don't get confused. Use Reddit and BiggerPockets for advice, FB groups are filled with scammers. Check out off-market properties and always use a reputable title agency with great reviews. 20 reviews is not enough for a title company. A bad title agency can ruin your real estate transaction, making you lose financing or your escrow deposit. Most importantly, keep learning to make sure you're listening to the right people's advice.
