New to investing I have 40k and one owned home

I was wandering several things, I have 40k cash and own the home I live in. I'm in central Nevada with my only debt being vehicles. Where would be a good start for me to invest. At first I was looking at land for new build but most the pod cast from you guys seem there is more interest in properties that are already established. Thanks.
