I have a house I am currently making into an Air BNB, but I want to start buying duplexes, triplex, etc to build my portfolio.

Hey Angel! Congrats on getting started. That’s exactly how a lot of investors begin - one property at a time. If you ever want to see how small multis perform in other markets like Memphis, I’d be happy to share a few examples for comparison.
