I am definitely not a fix and flipper. I want to do new construction. I found a good deal on some lots but I don't have the cash to move forward. Are there any real 100% loans out there? My goal is to try to get a loan and then do minor improvements on two of the lots and then sell them to pay for the loan and then have 3 lots free and clear. Then, get another loan and build a house. I built my own house last year and realized I can put a house up for about 50k diy. I see small builders around here trying to sell there new house for about 350K. Really? I want to try to help people and sell a house for around 250k which nothing like that around here.

Welcome Kyle! It's a pleasure and honor to come across your thread! So, you desire to "help" folks. That's noble of you and I am proud of you! Your goal is to obtain a "loan", How? Going to the bank and requesting a large sum of money? That could burn you. You have experience and skills in developing new structures. However, if you desire to build a sustainable business model you must factor in all your costs. Crews, overhead, incidentals, accidentals, the whole nine. How was this "deal" sourced? Zillow? Investor? All of these questions are for you! Not for us.. It's to trigger growth of your own, not to be an @zzhat.. BP has a pretty strict policy.. Well, policies/ rules so we can't really provide names so much on threads and maybe even on platform but BP is a way to connect with folks who can walk alongside you in your journey. You desire to serve! How will you serve them? Who will walk alongside you, even when it gets hard... The days of homes being 250K.. it's becoming slim, in traditional models anyway.. Why not partner with someone who can serve you, to serve them, to serve others? Ken teaches folks how to enter zero down/ little costs. Others may have a pool of folks needing housing but don't currently possess the traditional methods to enter a home they deserve. Again, this is all for you! Intended with love to trigger growth! Saw your post as I'm also a new member. If you're looking for true 100% financing, most lenders only offer that when the land is already owned free and clear — they’ll use the land value as your “down payment” toward the build. For construction loans where the land isn’t free and clear, most hard money lenders will want 20% down, and in today’s market it’s often closer to 25–30%.
Anything that’s truly 100% financed is usually tied to owner-occupied builds, not investment or resale projects. It can definitely vary based on your situation, though.

Hey Kyle, As some have mentioned here, obtaining 100% financing on a new construction project is pretty tough. The max leverage we can offer on new construction is 95% loan to cost but this is for very experienced borrowers only. Yes, if the land is owned out right its possible to get the rest of the project financed and in some circumstances money back depending on the value and the cost to build. If you are tight on liquidity you will most likely need to partner. Obtaining financing with a liquidity constraint and no liquidity partners is near impossible. I hope this is helpful context.
