New Investor - excited for the future

Hi-I'm Elise and I'm ready to take the plunge and start investing. I've listened to Bigger Pockets, Real Estate Rookie, etc and I feel like it's time. I originally wanted to focus on student housing around large universities, specifically for upper classmen such as those seeking doctorates.  I'm not even sure if there's a way to even focus on those types of renters. I'm also interested in having renters who are traveling nurses. I live in South Louisiana but I have no desire to focus in this area.  I am interested in Charlotte, NC and possibly Winston=Salem, NC.

This is both scary and exciting so if there's any advice anyone would like to share with me it's greatly appreciated.

Hi @Elise Grant, So exciting! Make sure you understand the laws of the locality you are renting in. There are so many automation choices that make renting short term much easier than it used to be. Take advantage of those. It is easy to get burnt out by trying to do it all yourself. Best of luck to you!
