Im looking for a good mentor. Someone in the realestate business that can show me how to wholesale. I want to make a career out of realestate investing. Im over loaded with information about it, but im still nervous to get out there and make it happen. I need someone who's been in the trenches and knows what to do and can give me that push i need.

welcome to BP @Malcolm Hill . I believe there is a local REIA meeting in Cherry Hill tomorrow night. It is focused on landlording however there is always a great time of networking before and after the speaker.

Welcome @Malcolm Hill ! I'm from South Jersey myself and a newbie. Start attending the local REIA meetings. I've been going to SJREIA. There you can meet local investors that you can learn from in addition to all the great info available in Bigger Pockets.

Two Great reads, I bought both J. Scott The Book on Flipping Houses,The Book on Estimating ReHab Costshttp://www.biggerpockets.com/flippingbook

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.

Couple good reads
You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

Welcome Malcolm, I'm also from South Jersey and I've attended this REIA meetup last month, great information and great for newbies.
