From My First Flip in Philadelphia to Building in South Florida

Hey everyone,

My name is Zion Haimov.

I got started in real estate in 2018 with my first fix-and-flip project in Philadelphia, which I completed in 2019.

Over the years that followed, I was involved in several real estate transactions in Israel. Earlier this year, I relocated to Miami and am now focused on building my business here in South Florida.

My current focus is finding off-market fix-and-flip opportunities throughout Miami-Dade County.

I'm looking forward to connecting with other investors, wholesalers, agents, and contractors in the area, and learning from the experience of the BiggerPockets community.

Glad to be here.

    Welcome to the community, Zion!

Sounds like you've built a solid foundation, and it's exciting to see you bringing that experience from Philadelphia and Israel to the South Florida market. Miami continues to offer great opportunities, but having a strong local network and reliable financing partners can make all the difference in getting deals across the finish line.

Wishing you continued success as you grow your business. Looking forward to seeing your projects and following your journey. Welcome to BiggerPockets!

Welcome to South Florida! Sounds like you've already built a solid foundation with your previous flip experience. Miami is definitely relationship-driven, so connecting with reliable wholesalers, contractors, and agents early can make a huge difference in finding quality off-market opportunities. Wishing you success as you grow your business here!

Welcome to the community, Zion. Miami Dade is a good landing spot for flip activity from a tax standpoint too, no state income tax in Florida helps on the flip profits, though keep in mind flip income is still ordinary income and typically subject to self employment tax at the federal level regardless of where you're located, so the entity structure you use matters more than the state tax picture here. Worth setting up an S corp election early if you're planning consistent flip volume in Miami Dade, since it caps the SE tax exposure that comes with dealer status, and getting that in place before your first deal here rather than retrofitting it later saves a lot of headache. Since you've also got international transaction history from Israel, worth a conversation early on too, foreign asset reporting and any residual income tied to those Israel deals can add filing complexity that's easy to miss if it's not flagged upfront. I'm actually a Sarasota guy myself, so glad to see more investors building here in Florida.

    Happy to connect!
