Welcome aboard, Dylan! Great to have another active pro in the Scottsdale area. A solid network is easily 90% of the battle in this business, especially when lining up the right execution team for fix-and-flips or value-add deals.

Welcome to BiggerPockets! I love the mindset of leading with value and building relationships first. One piece of advice I'd add is to focus on becoming known for something specific. For me, that's Memphis real estate investing. I enjoy connecting with investors, sharing resources, and helping people understand the local market because strong relationships are what make this business work. It's absolutely worth learning about multiple markets in the beginning so you can compare opportunities and determine which one best aligns with your investment goals. Once you find that market, I'd recommend honing in on it and becoming an expert before expanding elsewhere. Learn the neighborhoods, analyze ARVs, rents, rehab costs, market trends, and understand the overall layout of the city. Build your portfolio there, refine your systems, and then expand into additional markets when the time is right. Here in Memphis, there are still opportunities to find properties that meet or exceed the 1% rule while also benefiting from appreciation over time if you buy in the right locations. If you're interested in the BRRRR strategy, local hard money lenders can finance 100% of the purchase and 100% of the rehab, allowing many investors to complete deals with around $10,000 out of pocket before refinancing into long-term financing. Just as important is building a strong boots-on-the-ground team consisting of an investor-friendly agent who also owns rentals, a solid property manager, a reliable general contractor, and the right hard money and DSCR lending contacts.
