Newbie to REI and BP: Dallas, TX

Hi,

My name is Megan, and I'm addicted to REI.

"Hi Megan"

I am originally from Houston, but moved to Dallas in 2005 which is where I reside now. Born and raised a Texan. I am currently enrolled in college full time and am pursuing my degree in psychology. I like to tell people my occupation is a Safety Engineer... I have an 8 year old daughter and my job is to keep her SAFE! I feel like I should be getting a raise, so I have recently drank the kool aid and am now labeling myself amongst the investor world. Funny enough, people always ask, so what exactly are you doing? Yeah, I'll get back to you on that is what I was thinking initially. I was mostly likely eu- googlizing something and came across a BP blog post or article. Of course once I read it I have to do more research and find out why the heck people are giving away so much FREE advice. I can only hope to be able to return the favor.

@Megan Caywood In the realm of investing, I always have a "good night." LOL- welcome to BP nation. When Paul Timmins gets on and welcomes you, be sure to follow his list of things to read and listen too. I've decided, between him and @Hattie Dizmond there is no need for me to expand the lists. They are both awesome, Hattie is local; Paul is knowledgable, they are by far the best welcoming crew I've seen on BP.

I hope, you have the best of success and learn as much as you can here.

    Welcome to BP!

    Here are my Quick Tips (If you're listening to the Podcasts, you'll understand the reference. If not...see Tip #2!!!)

    1. Get involved in the forums. Offer what you can and absorb what everyone else offers.

    2. Listen to as many Podcasts as you can. I am listening to all of them, some of them more than once. There has not been a single broadcast that has not provided me value or that I felt was a waste of my time. Great content!!

    3. Download and read the free How-to-Guides, starting with the Ultimate Beginner's Guide to Real Estate Investing. http://www.biggerpockets.com/real-estate-investing

    You could pay thousands of dollars for this information BP offers free. (I almost did!)

    4. Set up some keyword alerts. It will keep you engaged in valuable discussions, while you're getting plugged in.

    5. Get involved with your local REIA's. Real Estate is, as I'm learning, all about relationships and networking. Make it work for you!

    The BP community is awesome, and you've taken a great first step!

    Thanks Hattie-- I feel like BP should hire you to welcome all new members. 

    Apparently I'm not the only one obsessed with researching real estate (insert subject here) @ 11pm at night. I promise to myself and other users, I will NOT post "good night" as a forum topic.

    but...Paul is knowledgeable, but I'm just local.  Now I'm sad and have to go study more!  ;-)

    Welcome. Time to build the legacy and foundation below. You are in a great area and will do well. Check out student housing see below.

    Check out BiggerPockets Ultimate Beginner's Guide - A fantastic free book that walks through many of the key topics of real estate investing.

    Check out the free BiggerPockets Podcast - A weekly podcast with interviews and a ton of great advice. And you get the benefit of having over 80 past ones to catch up on.

    Two Great reads, I bought both J. Scott The Book on Flipping Houses,The Book on Estimating ReHab Costshttp://www.biggerpockets.com/flippingbook

    Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.

    Consider checking out HUD homes for small multi's owner occupied gets first crack.

    You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

    Welcome to Biggerpocket!

    This is an amazing website. While some people charge for mentoring most people are here to learn from each other and pay it forward. The awesome thing is most people don't end up where they started. I know we had a plan and our business strategy has totally changed and adapted as had life. No biggies about not knowing, just jump in and get started. 

    We got started with humble means. We bought a personal renovated and than rented it out when we moved again (Active duty Navy). Many other people have done with a 4-pled. Other friends have rented out rooms, although not sure how great that would be with a kid. The great things is that the only thing everyone agrees on is investing in Real Estate. So you will get tons of different thoughts and opinions. 

    Definitly check out the blogs,podcast and forums.  Another great source of information is individual blogs found in peoples signatures. There is even more great information. Many of us including myself right about our niche. I know I personally created it as a pay it forward and hoping people learn from my mistakes.  My blog/website is about long distance self management, landlording, investing in class A investments, investing in a transient lifestyle, etc.
