Hello,
I am an aspiring real estate investor from the Boston, MA area. I'm currently in retail sales; studying for my real estate sales person exam. I am in the beginning stages of my wholesale company right now. I'm a determined 28 year old motivated by my five year old daughter. Looking to provide an amazing life for my princess and leave a legacy for her.
My goals are to provide stability for my family and financial freedom. Long term goal is to generate wealth through wholesaling.
One year from now, I see myself networking and generating wealth with many of you. Signed up today and already feeling successful thanks to BP! Awesome Job Guys!
Welcome, Joel. Wholesaling is all about marketing and networking with investors to buy your deals. Don't wait for a year from now to start networking, you should start attending local events and meeting people now.
BP is a fabulous place for free information. Make the search feature and keyword alerts your best friend. Keywords will let you know when people are discussing a location or topic that interests you. Search will allow you to find previous threads and articles on wholesaling and marketing so you don't have to reinvent the wheel. Good luck to you, I look forward to meeting you at an event soon.
This is a great site because there are tons of different "Strategies". We are buy and hold, others are wholesalers, bird dog, flippers etc. Look around the blogs, forums and listen to the podcasts. If you see a post you enjoy check out the persons signature. Many of us including myself talk about our strategies, styles, niches and business model on our website. So definitely check that out as it is an amazing additional resource. For example, my blog is about while working full time, buy and hold investing, 0% Down Rentals, Personal Properties turned rentals, Long distancing investing, self-managing 3,000+ miles away.

This is a great place to learn. Make sure to listen to all the BP podcasts, read the articles on the main blog and be active in these forums to learn a ton very quickly about any topic in real estate you want to know more about.
This is also a great place to meet people that can be assets to your business. Lots of great connections all over but we also have a very strong and active contingent here in MA on here so make sure to find them (Set up some keyword alerts to find out about local topics) and get connected.
Besides doing that on here make sure to get out to some of the many local investor events we have. The Black Diamond meeting in Waltham (2nd meeting in Worcester) that runs Ann is a fabulous one that you should get out too. You can also check out the Boston Area REIA in Medford and depending on if you are a North or South of the city person there are lots of options both ways as well.
While I commend your attitude and drive, and can relate to your "Why" with a 6 year and 3.5 year old, I want to just point out you don't really generate "Wealth" by wholesaling. You can generate a lot of cash if you are good at it, but that isn't wealth. When you stop working you stop getting any money. Now if you take that MONEY and buy ASSETS (be they real estate or something else) that can build your wealth. I might just be picking nits but just want to instill that Wholesaling is a job and you need to keep working it to keep the cash coming in.
Welcome! I am in a similar position as you. I am getting my real estate license, new to investing, and in the Boston area.
You sound ambitious and driven, so I'm sure you'll do well and succeed.
Being new myself, I'm not sure I have any advice to give other than to say keep reading, networking, asking questions, and using the connections you already have to make more connections.
Best thing to do besides networking (and it actually IS networking) is to make sure EVERYONE knows what you're doing and how to get in touch with you IMMEDIATELY if they need to.
I will be putting that in action as soon as my business cards, website, and llc are complete. I figured should atleast look the part before I compete with experienced wholesalers. I have a feeling we'll be doing business. I look foward to that.
