This is my first post on Bigger Pockets and I wanted to introduce myself.

I am brand new to real estate investing and wholesaling, and am learning everything I can about the industry. I recently moved to Nashville, TN, and am currently focusing on establishing a foundation for my business. I am seeking connections and guidance from experienced real estate professionals.

Hi there Brandt! Welcome to BP! My husband and I are wholesalers in Indianapolis and we've been on this journey for just over a year now. There are tons of resources here on BP that you can use to learn more about all aspects of real estate. I'd highly recommend checking out the podcasts 12 & 18. There's also a lot of good reads on the blogs so check those out, too. If you haven't already set up key alerts you can use those to track topics or people posting in Nashville or about Nashville.

What is your plan for marketing? If you haven't already figured it out, wholesaling is all about marketing! :) We learned the hard way and sent out tons of letters without having a good system in place to track and follow up on leads. I'd highly recommend tailoring the amount of mail you send to the amount of call volume you can handle.

@Christy Barton I've listened to several of the BP podcasts so far and have heard horror stories of mistakes investors have made starting out. I'm glad that you were able to recover and press forward. I consider that a solid investment in education.
I just finished my company branding package and ordered my business cards today. I will be attending REIA groups in my area to connect with RE professionals. I have also purchased a domain name and am shopping around for website hosts. My next step will be direct mailing. I will be searching for single family foreclosures around Davidson/Williamson county.
How did you build your list for direct mail? I've heard their are websites that provide information on foreclosures so that might be where I'll start.
My partner and I went for a drive around our area today to see what we could find. Along the way, we noticed only 2 bandit signs, both from the same business. I'm not sure why that might be, but we may consider doing signs as well. We still have a long road ahead of us but are looking forward to the journey.

@Brandt Fanion It sounds like you are off to a great start! You are definitely further along than we were when we first started. Keep up the great pace you have going!
We used Listsource to build our list. We got quotes from a few other companies and found either they were a bit more pricey than ListSource or their website was clunky and not very user-friendly. Others may have some suggestions but ListSource has been good to us so far.
We gave bandit signs a try but because they are illegal in our city, we found using them was time-consuming and really just not worth the effort. We would go out Friday nights and post the signs and then make the rounds Sunday nights to remove them. Quite the hassle. On top of that, you need to consider that you aren't really targeting motivated sellers. The general public will end up calling just to see what you'll pay for their house and most of the time they are looking to sell for retail. I don't know about you but we are pretty busy, and I really don't want to fill up my day by evaluating the value of people's properties. They can hire an agent to do that work, especially given that they are most likely looking for retail buyers anyway. Keep in mind this is just my two cents. I try to be careful with providing do's and dont's on here because again, depending on who you ask, you may get a different opinion.
We have started using park benches, though. They are legal and while they go against my philosophy of not targeting motivated sellers, I see it as a way to get our brand known around the city. We have yet to get any calls on it, though - and we have had our bench ad active for a week now.
